Hello Ventana Residents,
With freezing temperatures expected this week, we would like to share important reminders to help reduce the risk of frozen pipes, water damage, and safety hazards throughout the community. Please take the following precautions to protect your unit and shared building systems.
CRITICAL REMINDER – BALCONY WATER HEATER CLOSETS
Residents must ensure that balcony doors leading to water heater closets are fully closed and sealed during freezing weather.
Leaving these doors open or improperly closed can allow cold air into the closet and may result in:
- Burst water lines
- Frozen or burst sprinkler heads
- Water damage to your unit and neighboring homes
Please verify your balcony door is securely closed at all times during cold weather events.
HOW TO HELP PREVENT FROZEN PIPES
- Maintain heat inside your unit at all times, even if you are away.
- When temperatures are expected to remain at or below freezing, allow one faucet on an exterior wall to drip slowly (a steady drip, not a stream).
- Keep cabinet doors open beneath sinks located on exterior walls to allow warm air to circulate around plumbing.
- Insulate exposed pipes where accessible using foam pipe insulation.
WINTER SAFETY – OUTDOOR WALKWAYS & STAIRS
If ice or sleet develops, outdoor steps, walkways, balconies, and common area surfaces may become extremely slippery.
- Use extreme caution when walking outdoors
- Wear appropriate footwear with good traction
- Avoid rushing or carrying heavy items on slick surfaces when possible
IMPORTANT REMINDER
If you observe frozen pipes, water leaks, sprinkler issues, or water intrusion, please contact property management immediately so the issue can be addressed promptly and to help prevent additional damage.
